Shared Ownership Explained - What is it and how does it work?

Shared Ownership is a housing scheme which allows first time buyers an opportunity to get onto the property market who normally would be unable to do so because of lower income.

Targeted toward those who currently do not own a property it is a combination of buying and renting which allows buyers to purchase a property using a deposit and a mortgage, then paying rent on the remaining share to the housing association. How do you qualify for Shared Ownership?

To be eligible to apply for Shared Ownership you need meet the following criteria:

  • Over 18 years of age
  • Be a first time buyer or used to own a home but not can no longer afford to
  • Household income is less than £80,000 (in London it is less than £90,000)

How much of the property do I own?

You buy a share of the property which ranges from 25% to 75% using a deposit and a mortgage with additional rent paid to the housing association or a developer.
